Deposit timing

The August 5, 2026 offer sheet described four $30,000 deposits: on signing, then at 30, 60 and 180 days. Confirm the current structure before relying on it.

Mortgage planning

Ask a lender how qualification, rate changes and the time between signing and closing may affect you. Avoid treating an online estimate as an approval.

Closing costs

Budget separately for legal fees, adjustments, land transfer taxes and any project-specific charges in the agreement. Have your lawyer review the full schedule.

Family assistance

Discuss whether help is a gift, loan or shared ownership contribution—and have every party get appropriate legal and tax advice before funds move.
